I actively market each listing using my background in marketing and design, combining professional techniques with creative storytelling to make your home stand out. Step 1: CMA
Before listing your home, it’s crucial to get a CMA (Comparative Market Analysis) from a real estate professional. This report gives you a realistic price range based on current market data, comparable homes, and local trends. While the final list price is always your choice, following the CMA recommendation is key. Overpricing (often called “ego pricing”) can cause your home to sit on the market and become stale, while underpricing could leave money on the table.

Step 2: Sign Listing Agreement & Prepare Disclosures
Once you’re ready to move forward with the decided list price, we will have a conversation about compensation for my services and potential buyer’s agents. Then we will review and sign the exclusive listing agreement. At this stage, you’ll also complete the required New Hampshire property disclosures and other required paperwork. I’ll guide you through each one so you feel confident and informed from the start.
Step 3: Prep, Photos & Launch ( This is where I really shine ✨)
Your home’s first impression matters — online and offline. Every listing I take on includes high-quality professional photography and licensed drone footage to capture your home’s best features from every angle.
But the marketing doesn’t stop there. I specialize in modern marketing strategies, especially social media, where I create targeted content to reach serious buyers across multiple platforms. From Instagram Reels and Facebook ads to custom listing posts and email campaigns, your home will get the attention it deserves — not just locally, but from a wide range of potential buyers.
Step 4: Offers, Negotiations & Closing Prep
Once offers start coming in, I’ll help you compare and understand each one — not just the price, but also terms, contingencies, and timelines. After you accept an offer, I’ll stay in close contact with the buyer’s agent, title company, and any vendors to keep the process moving. From inspections and appraisal to final walkthroughs and paperwork, I’ll be by your side managing deadlines and making sure everything stays on track.
Step 5: Closing Day!
We’ve made it! On closing day, you’ll sign the final documents and officially hand over the keys. I’ll make sure everything is wrapped up and you know what to expect next — whether that’s moving into your next home, downsizing, or simply celebrating a successful sale.
