Before getting too invested in your home buying goals it is very important taht you get a pre-qualification from a lender if you plan to finance.
What is the buying process?
A successful home purchase takes more than scrolling listings… it takes education, preparation, and the right strategy.
I don’t just send you properties and hope one fits. I work closely with you to understand your goals, connect you with trusted lenders and inspectors, and help you navigate the process from pre-approval to closing.
I use modern tools and clear communication to make each step easier and less overwhelming, especially for first-time buyers. From touring homes to writing strong offers and negotiating on your behalf, I’ll be there to simplify the journey and protect your best interests.

Step 1: Tour Homes & Find the One (at your pace)
Every buyer’s timeline is different, but once you’re pre-approved, we’ll begin touring homes that match your goals, budget, and lifestyle. Some buyers find “the one” right away — others take more time. I’ll guide you through every showing with insight and strategy.
Step 2: Get an Offer Accepted (1–3 days)
When you’re ready, we’ll put together a strong, strategic offer. Once it’s accepted, we’ll move quickly to lock in your next steps, including inspections and lender paperwork.
Step 3: Submit Earnest Money Deposit (1–2 days after acceptance)
You’ll submit your earnest money (usually 1–3% of the purchase price), which is held in escrow. This shows the seller you’re serious and reserves your place under contract.
Step 4: Inspections, Appraisal & Title Work (1–3 weeks)
During this phase:
You’ll schedule a home inspection (usually within 5–10 days of going under contract).
Your lender will order an appraisal to confirm the home’s value.
The title company or attorney will begin a title search and prepare all necessary documents for closing.
This is the “busy behind-the-scenes” period, and I’ll keep everything on track for you.
Step 5: Final Loan Approval, Walkthrough & Closing (1–2 weeks)
Once the appraisal and paperwork are in, your lender will issue the Clear to Close — meaning everything is approved.
Then, we’ll do your final walkthrough (usually 24–48 hours before closing) to confirm the home’s condition.
Finally, you’ll head to the closing table, sign your documents, and officially become a homeowner!
(This timeline breakdown is based off of an average transaction involving financing. Cash sales can but much faster.)
